Many landlords have difficulty collecting the rent due to them. Many tenants have circumstances that happen to them that are not always in their control. Landlords can become frustrated if they’ve experienced a situation where they couldn’t collect rent from the tenant.

Take this course and learn how there is an alternative to the stress: subsidized housing. A portion or all of the rent could be paid by HUD, in essence, “guaranteeing” the rent. As a property manager, having experience with subsidized housing can help you gain landlords and help your job become easier regarding collecting rent. But you need to understand the rules and regulations that come with it.

Objectives:
  • Define Identify what subsidized housing is.
  • List the requirements of income limits and other guidelines for the tenant.
  • Determine who determines the eligibility of a tenant.
  • Understand the concept of housing vouchers issued to the tenant.
  • Specify the rent subsidy the tenant must pay vs. what the assistance amount will be.
  • Know where to find tenants for Section 8 opportunities.
  • Understand the importance of Fair Housing laws and avoid discrimination.
  • Identify what a Housing Assistance Payment Contract is and why it’s important.
  • Determine other obligations required by the tenant, landlord and Housing Authority.
  • Know what the housing requirements are as determined by the Public Housing Agency.
  • Understand the process of inspections on the unit by the Public Housing Agency.
  • Determine the guidelines for payments from the Public Housing Agency.

Class cancellations for “Specialty” courses (Designations/Certifications/license renewal) received within 3 business days of the class start day will be subject to a $20 cancellation fee, which would result in a partial refund of the paid registration fee. If the aforementioned registration was not paid, an invoice for the $20 cancellation fee will be applied.

Members who “No Show” a class without notice of cancellation prior to class will not be eligible for a refund of the registration fee.
